Every seller wants to know what an agent will do during the time they're selling their home. The bottom line is, as your agent I'm working with one thing in mind - getting you the best price for your home with the least amount of stress in the shortest amount of time possible.

There's 3 main components that comprise this;

- Their ability to price it exactly right so it'll attract the right amount of attention quickly
Negotiation is difficult to gauge when it mostly happens behind closed doors but a few things can definitely help give a seller an idea. From the listing presentation to communication before entering the door will be indicative of how your agent will handle the transaction.
I encourage anyone considering me as their agent to also interview other agents! Yes, I want this! Because by the time you decide on me I want you to trust that you have made the right decision. During the listing presentation I will be interviewing you and your home to make sure we're all a good fit for each other. So it's about so much more than just gaining your home as my listing.

Questions to ask your agent: How much marketing does your broker pay for automatically? When we meet in person, I'll provide you with a 3 page list of all the places we automatically advertise including New York Times, Wall Street Journal, Architectural Digest, all internet platforms, and so much more. This automatically puts your home at the forefront of all eyes the second I put it on the market. In addition to this, Russ Lyon | Sotheby's International Realty will help me promote your home through their own social media platforms.
I also will put your home to appropriate home tours like Luxury Home Tours, local area tours, broker led tours, and title company led tours. Some of these are exclusive to our brand and others are available to others. Some of these tours require a financial investment that I have already factored into my marketing budget for your home before we even meet.
Open Houses and showings - this is a discussion you and I will have to see if this is the best option for you. Not only do I want to make sure that we are making this as stress free as possible, I also want to protect your best interest. I will discuss the pros and cons of open houses and showings and we will find a mutually beneficial approach.
I have worked hard to develop a team of experts I trust that are my go-to. I have interviewed them extensively and in most cases have already worked with them extensively. However, if you have a personal preference of who you wish to use as an expert on my team I am absolutely open to that. You and I are partners in getting your home sold and it's imperative we trust the people we are working with to get that job done.
The photographer I work with has been my preferred photographer for 3 years and handles my twilight photography, interior and exterior, as well as drone photography. We also automatically create a tour photography website for your home.
In addition to this photographer I also use a 3d company to do 3d photography for the interior of the home, this provides a floor plan as well. This is a great vetting process for potential buyers. By the time they get to your home they already have a good feel for what to expect and are usually just confirming how they already feel. I found that this helps reduce stress on your part on multiple showings and helps keep authentic and very interested buyers to viewing your home. This is also a great tool for buyers because they hate wasting their time in previewing homes that may not necessarily be what they expect.
As someone who went to college for Interior Design I walk in equipped to help you with staging your home. It's rare to have an agent that has this background and it definitely comes in handy. In addition to this, I work with a professional interior designer on my expert team that can help you stage your home to shine its best light for potential buyers. Whether your budget is zero for interior design or you want to put in some money to help put your home in a better light we can help.
